Join us as we symbolically hold hands from Florida to Haiti, from Fleming Island to Gressier. Your tax deductible gift will go directly to feed, heal and clothe the Haitian people so devastated by the recent earthquake.

FISH Ministries is sponsoring the event. They have been involved in Haiti for over 20 years serving the commnities of Grassier, Jeremie and most recently, Boucan Carre. They were feeding an average of 1,400 children a day, but now they are struggling to do much, much more than just feeding people.

In addition to feeding the people, FISH has helped the communities learn cooperative agriculture, micro-industry, education and extension agent support (through the Putnam County Extension of the University of Florida's Institute of Food and Agricultural Science).

This is what can happen when everyone in a transaction is working together. The Sellers were educated about current market conditions, supply and demand, and were willing to price their home to the market to receive maximum number of showings - opportunities to sell their home.

The Sellers did every single detail that we discussed, down to stripping wallpaper in a bathroom and painting. They also ordered granite that was installed today, three days after we received a contract. They decluttered rooms and closets, cleaned the carpet and cleaned the house.

Mrs. Seller made home baked cookes and fresh coffee for every showing. The Buyers and their agent commented on this extra touch. They felt very welcome in the home and comfortable making an offer.

We had five showings and an offer was generated. There was another party who expressed a desire to put in an offer, but the timing didn't work for them or the Sellers.

Now we are on to inspections, the finance contingency, and working with the Sellers on the myriad of details that go into selling a home.

Our Fleming Island yards have really taken a beating this winter. This morning we woke up to frost on our roof and crunchy grass as we waved good-bye to my visiting sister and her husband. In February? Isn't Spring right around the corner? Never fear, there is a local business that can take the brownish blahs right out of your yard. Forever Green Grass will transform your lawn from the winter doldrums to the envy of the neighborhood.

According to their web site, the spray lasts for up to 3 months per treatment - just in time to sell your house! It is acrylic-based, 10 parts water to one part color. Forever Green says it is non-toxic, friendly to the environment and safe for children and pets. That would make it ~ GREEN :)

Plan on a couple of hours for the spray to dry. You can get a free cost estimate on their site. To spray a 2,000 sq. ft. front yard would cost about $200. If you are planning on selling your Fleming Island home that could be a good investment, especially when you consider how important 'curb appeal' is on the internet when Buyers and their Agents are looking at and eliminating homes based on the photos.

Why should you Green up your yard?

- You're selling your home and the photos and curb appeal will be so much better. HGTV has recommended green the grass on their shows.

- You need to re-sod but now just isn't a good time to do it. This may keep the HOA off your back.

- Save money on watering your lawn. (This doesn't apply for Fleming Island residents who have reclaimed water. That type of water doesn't have any watering restrictions.)

- Just want to have beautiful grass during the dormant winter months.

Hospitality helps sell a house. The little things that Sellers can do to make a Buyer feel welcome and at home when looking at their house do make a difference. Fleming Island residents with homes for sale can take a tip from our Sellers who just sold a home after 5 days on the market.

Coffee and home made baked cookies and drinks entice Buyers to relax and spend more time looking at the home.

Hospitality helps sell a house

The smell of baking is irresistible when walking in a home. Imagine the Buyers' delight when there are cookies to go with that heavenly scent. Realtors use food to attract other agents to Broker's Opens and to invite the agents in their office to stay longer on a tour of new listings. The same tactic works with Buyers. The longer they spend in the home, the more they can slow down and take in the features of the home. Florida Home Ownership Promotes The Economy - Task Force created by Gov. Crist

Our Governor has taken steps to deal with the increased foreclosures in our state. Fleming Island real estate won't be as affected by these steps as some areas, as our foreclosure rates are under 7% of all real estate for sale. As a state, one out of every 95 houses in Florida were in some stage of foreclosure, and we ranked #2 in the country in 2009 for foreclosures.

The task force is named Florida Home Ownership Promotes the Economy. Representatives include Tony Hill (D-Jacksonville), other elected representatives, lenders, Bankers, representative from Florida Association of Realtors, Chief Financial Officer of Florida, Alex Sink. Lt. Governor Jeff Kottkamp and Sink are both members of the task force together with Senators Bill Posey (R-Rockledge),Tony Hill (D-Jacksonville), Franklin Sands (D-Plantation) and Garrett Richter (R-Naples).  Other groups represented are - Alex Sanchez of Florida Bankers Association, Ritch Workman of Florida Association of Mortgage Brokers, Mike Fields of Bank of America Tallahassee, Thomas Kuntz of Sun Trust Bank, Florida, Nancy President from Florida Association of Realtors, Bill Newton from Florida Consumer Action Network and Steve Auger from Florida Housing Finance Corporation.

The Task Force will meet four times - March 3rd and 19th, and April 2nd and 9th, in preparation for an April 18th presentation to the Governor, Speaker of the House and President of the Senate.

The market trends are somewhat down from the from the Eagle Harbor FL Homes for Sale July 4 Market Report, which listed 97 homes for sale and 15% were short sales. Active homes for sale in Eagle Harbor are down by about 4%.

99 homes have sold in Eagle Harbor since 1/31/09. This means we have about an 11 month supply of homes for sale if no other homes come on the market. The best looking, best priced homes will sell.

Currently there are 16 Contracts Pending. 9 of them are Distressed Sales (Short Sales or Bank Owned), or 56%.

Eagle Harbor FL has many amenities, including an 18-hole golf course, three water parks, clubhouse, 5 day docks, one community with private docks, playgrounds throughout the community, tennis, a nature preserve, and many activities.

There is one townhouse neighborhood - Pine Lake, one condominium neighborhood - The Enclave, and many single family home neighborhoods Neighborhoods range from patio homes with very small lots, starter homes, production builder homes to custom homes on estate lots. There is something for everyone. Three neighborhoods offer waterfront homes on Doctor's Lake which opens into the St Johns River - The Preserve, Daniel's Landing and Neilhurst.

Eagle Harbor - Fleming Island Florida Last week when I was doing my weekly Market Report for Eagle Harbor and other communities on Fleming Island, I wanted to find out how Eagle Harbor ranked with other planned communities in our area. I know how it compares to Fleming Island Plantation, but what about Oakleaf, Julington Creek, or even Palencia?

The answer: Eagle Harbor has the lowest percentage of Active single family home distressed property sales (short sales and bank owned) of any of the Master Planned Communities in the entire Jacksonville area that were examined.
