Magnolia Point Golf & Country Club in Green Cove Springs, Florida is a lovely community just off Highway 17 as you cross Governor's Creek bridge. Magnolia Point was developed in the 1980s. It was the second guard-gated golf and country club in the area, following the popular Ravines Golf & Country Club. Both courses were designed by Mark McCumber of Ponte Vedra Beach. I remember when Magnolia was brand new and seemed so far out! Now it's just down the road since Fleming Island was developed.

Magnolia Point Golf & Country Club is a 1000 acre community which features a 27 hole golf course. The grill located in the bottom floor of the clubhouse is aptly named - The 28th Hole. Their web site says the Magnolia Point Golf Course is "touted as the best layout in North Florida with as many as 13 signature holes."

A community designed for golfers, the USGA agrees: in August 2006, Magnolia Point Golf and Country Club was chosen as the final sectional qualifying place for the U.S. Amateur.

Swimming and Tennis are available for members also. The Clay High Swim Team and Tennis Teams practice at the Club. This is a wonderful community service to give Green Cove Springs students and Clay High School.

Residents of Magnolia Point are very active socially. A monthly magazine named The Magnolia keeps residents informed. We ate lunch at the 28th hole a couple of weeks ago after taking some photos of a new listing, and it was a beautiful day. The food was good, the scenery gorgeous, and everyone who came by was friendly and relaxed.

There is a mix of custom homes with some newer production homes built by Centex during the real estate boom. The custom homes have large lots filled with mature landscaping. The developers wound the community around the golf course, so the roads wind gracefully. Some of the builders in Magnolia Golf & Country Club include: Sig Higgenbotham, Rosewood Homes, Centex Homes, and Cordele Builders. Golf Side Villas line the street to the Clubhouse. There are still some vacant lots for sale and you can bring your own builder.

Magnolia Point offers the quiet of country living with the sophistication of a golf and country club community. Green Cove Springs is a charming town poised for the next rebound in the real estate market. Riverfront town homes and condos are either under construction or on the books, and more than one DRI (Development of Regional Impact) has been approved just outside the city limits. Now is a great time to invest in Magnolia Point.

Just in time for Spring Break! Carmike's Fleming Island Cinemas will open March 20, over a month ahead of schedule! If you look closely at the photo, you can see that the interior looks almost finished.

San Marco Square is a trendy, artsy community only 25 minutes from Fleming Island and it is an area you don't want to miss. Developed in the 1920s by Telfair Stockton after the Piazza di San Marco in Venice, Italy, it is as charming today as when it was new. The San Marco Preservation Society has helped keep the area vibrant and restored since its inception in 1978.

Just minutes from I-95 and downtown, the 'Square' is actually a 'Y' bordered by San Jose Blvd. and Hendricks Avenue with Atlantic Blvd. to the north.

Lions guard the center of the Square and Balis Park to the south features a Bandstand along with bronze children flying kites. Shops line the streets. Galleries, boutiques, gift shops, an independent book store, and restaurants are among the selection.

Jacksonville Theatre calls San Marco its home. It is the longest continuously-running community theatre in Florida, celebrating its 89th season this year. Founded in 1919, it moved to its present location in 1927. Young thespians can participate in camps during the year. The season runs from September-June.

Don't miss the art deco San Marco Theatre where you can watch a feature while eating real food (not just popcorn and candy) and drinking adult beverages. Fun!

The homes that surround the area include Mediterranean Revival, Tudor Revival and Classic Revival.  Marco Lake was created by Stockton from a pit used by a local brick company. It connects to the St. Johns via a canal running under River Rd.

The Barco-Newton YMCA on Fleming Island is offering teen memberships for $25 a month. The whole family doesn't have to join just to have your teen enjoy the benefits of the Y. Teen membership began in October 2008, according to Associate Executive Director Gregg Zeitz.

The YMCA offers classes on learning the exercise equipment for a reasonable fee. The next class starts this month. Call 904-278-9622 to sign up. It's important to learn to use the equipment properly to avoid injury and get the most out of your workout. Students work with personal trainers one-on-one to help them develop their technique.

The Y is a great after school activity to keep your teen busy. Hours are:

Monday–Thursday: 5:00am-9:00pm
Friday: 5:00am-8:00pm
Saturday: 8:00am-5:00pm
Sunday: 1:00pm-5:00pm

CREDIT SCORES  - It's easy to lose your US credit if you're away for a long time.  You're overseas, you pay cash for everything. You sold your home so you have no mortgage payment, you sold your cars, and you have no credit card debt. You've always had credit, right? Beware: if you go too long, your score will drop off the face of the earth and you will be a credit newbie come time to move stateside again.

We just sold a home to a darling family who had credit last summer. Yeap, had a letter approving them for a VA loan and they were coming in the late fall. Life was good. They came, we shopped, we found a great buy, we wrote a contract, we had to get a new lender since it was new construction and guess what? No credit, nada! Evaporated! What??

It took awhile, but we finally figured out that it had just been too long. Fortunate for us, the builder's rep contacted a very creative, out of the box loan officer who worked with an underwriter to create credit for them again. We closed last week. It's a happy ending for this family.

You may not be so fortunate if you don't have a loan officer like Patrice. Another lender had already given up. Protect your good credit by using at least minimal credit while overseas. You'll be glad you did when you come back home and want to purchase a large ticket item like a home or a car.

 DRIVER'S LICENSE - Don't let your license expire when you're overseas. Before you leave, check with the state you are licensed with to find out how you can renew overseas. If you get an international license and show it to the state when you come back, you may have to take the entire driver's course again. You want to show your US license, not an international one - at least not in Florida. Laws are changing constantly. Be sure you are up to date on the requirements for a license in the state where you have yours.
